Not just the city but all of Bihar is going to benefit from this shift in thought and delivery.

The building is almost ready and will be ready for fit out for the lessees in less than 3 months from the time we publish this story.
With shady land acquisition cases, extremely high land and property prices and a general lack of civic sense in the Bihar citizen, most CBD office buildings are in a bad state. The construction is okay but there are problems with the design and more importantly the upkeep of these concrete creations. The amount of filth, overcrowding and misuse of available space has turned most commercial buildings in Patna into experience nightmares. After meeting a few of these contemporary builders of Patna, we think that a lot of them are realizing this and are trying their level best to change this perception by building better real estate. And mind you, better real estate comes at a huge cost mostly. It requires a different line of thought. Something that the quick money making mentality of the average Indian builder cannot conceive and deliver.
“The Bihar of the past has now completely changed. Yes, there is still a long long way to go but the business and living environments are much better now. We never imagined in the past that we could live and conduct so freely in this state”, says another reputed developer, not wanting to be named.
“Nitishji, the Bihar Chief Minister despite all the odds he faced when he started, with the flood and drought and all has done a commendable job”, he adds, taking us around the retail, movies and f&b hub he is building in the heart of Patna city.
The efforts that these builders are making are not in vain. Expression Exotica, at that price and being away from the city’s CBD is selling quite well. Out of the 200 units available there for those who can afford a house for a crore of rupees, 50 are already sold out! Companies like Sony, Honda, Stock Exchange Board and others are finalizing their terms of occupancy at Nutan Plaza. Central and multiplex brand Bioscope are making a beeline for the retail hub on Frazer Road.
The change in Patna’s real estate is essentially the beginning of the change in Bihar’s real estate. Already some of these good trends of building better real estate have started showing up in Muzaffarpur and a few other cities in the state. Anything good we think is contagious. Way to go Patna. Yes. Out of 35 odd site visits in last 20 days I have realized that people of Patna still do not understand the value of such projects. For them independent living concept is not fantasizing enough to buy a flat of 2bhk @ a rate Rs.75 lacs. I guess builders should price it well and affordable. Last heard that the other project in the same area also being designed by the same architect has started slashing its price by a large margin. I still cross my fingers and as the tagline of the project says "For the finest few", I am still looking for those finest few's keeping my hopes still on the Eiffel Tower or Burj Khalifa. :)
